The Discovery Phase is the most critical stage of any custom build. It is where abstract dreams are distilled into actionable architectural briefs. Without this foundation, projects often suffer from scope creep or budget misalignment.

During this session, our executive team meets with you to discuss lifestyle requirements: Do you host large gatherings? Is a private chef’s kitchen a priority? Will the home accommodate multi-generational living? We look at how you move through your current space to identify pain points.

We perform a deep dive into site analysis, assessing the solar orientation of the lot, prevailing winds, and natural drainage patterns. In London, Ontario, we pay special attention to UTRCA (Upper Thames River Conservation Authority) regulations if your property is near environmentally sensitive areas or floodplains.

The session concludes with a 'Preliminary Feasibility Brief' which documents the required setbacks, maximum lot coverage, and potential structural challenges, providing the clear path forward for the engineering phase.
