Industrial Building Code Compliance for Renovations

Accessibility and Barrier-Free Design (C.A. F74 - F84)

The 2024 Compendium provides several relaxations for existing industrial facilities regarding accessibility:

• Entrances: Existing accessible entrances and curb ramps (minimum 1200 mm width) are generally acceptable under F74 and F77.
• Path of Travel: An unobstructed width of 920 mm is permitted (F75), and doorways can be as narrow as 800 mm (F78).
• Washrooms: Existing universal washrooms and grab bar placements are often grandfathered in under F81 and F82.

Mechanical, Ventilation, and Storage Garages (C.A. F86 - F88)

Specific exemptions exist for storage garages. Under F86, garages with fewer than 20 vehicles may not require mechanical ventilation systems if the floor slope is 1 in 120 and situated above ground level. Furthermore, existing diffusers and openings in F2 and F3 occupancies are typically acceptable (F87-F88).

Sewage Systems and Structural Material Reuse (C.A. F89 - F91)

For industrial sites in more rural areas or those with private services, F89 and F90 provide flexibility for sewage system clearances when replacing units of the same capacity. A major benefit for structural work is found in F91, which permits the reuse of sound, ungraded lumber provided it is free from damage and termite infestation.

Doors and Safety Barriers (C.A. F92 - F94)

Existing doors, sidelights, and safety barriers that are being relocated or reused do not need to meet current new-build standards if they are properly identified or protected, ensuring that historic industrial assets remain functional.
